Residential and commercial demolition are not the same job.

They use the same machines and almost nothing else in common.

Residential: access is the constraint

Most houses sit on a lot with neighbors close on both sides. The limiting factor is rarely the structure - it is whether a machine can get to it, and what has to be protected while it works. Retaining walls, driveways, mature trees, the neighbor's fence. A residential quote is largely a quote about access.

Commercial: the schedule is the constraint

On a commercial site the machine can usually reach. What cannot happen is the business stopping. That means working around opening hours, keeping fire exits and access routes clear, staging the work so half the building stays usable, and often starting before anyone arrives. The demolition is the easy part.

What is the same

Utilities disconnected first, asbestos surveyed and cleared by a licensed contractor if there is any chance of it, permits established up front, and the debris hauled off rather than left. None of that changes with the size of the building.

Interior strip-outs on both

Kitchens, bathrooms and flooring on the residential side; office strip-outs, retail fixtures, shelving and hotel rooms on the commercial. Same skill - taking out only what is meant to come out and leaving the rest sound.
